Tenant Fee Policy

In line with the Tenant Fees Act 2019, Grace2Grace Property Ltd is committed to transparency and fairness. We do not charge tenants any fees other than those permitted by law.

Permitted Payments

The following payments may be required:

  1. Rent
    As agreed within your tenancy agreement.
  2. Tenancy Deposit
    5 weeks’ rent (where annual rent is under £50,000).
  3. Holding Deposit
    Equivalent to 1 week’s rent to reserve a property. This will be deducted from your first month’s rent upon successful referencing.
  4. Late Payment of Rent
    Interest may be charged at 3% above the Bank of England base rate if rent is more than 14 days overdue.
  5. Lost Key or Security Device
    Tenants are responsible for the actual cost of replacing lost keys or security devices.
  6. Variation of Contract (Tenant Request)
    Up to £50 (or reasonable costs if higher) for changes requested by the tenant, such as amending the tenancy agreement.
  7. Early Termination (Tenant Request)
    If the tenant wishes to end the tenancy early, they will be responsible for the landlord’s reasonable costs incurred, including re-letting the property.

Prohibited Fees

We do not charge fees for:

  1. Viewings
  2. Referencing
  3. Credit checks
  4. Inventory checks
  5. Check-in or check-out
